An estate agent accused of "mis-selling" seaside homes on the fastest eroding stretch of coastline in northern Europe says potential buyers are well aware of the risks.

One of the homes in Hemsby, Norfolk, which has been sold subject to contract having been listed for £30,000, is marketed as a "detached coastal bungalow in a prime elevated position with sea views".

The property also has "direct access on to sandy beaches and dunes", according to the listing on the Minors & Brady website.

What is not mentioned is that the road the bungalow is on, The Marrams, has already lost more than 20 homes to the sea in the last 15 years.

Another bungalow on the crumbling cliff, being sold as a leasehold for £60,000, is described as offering "stunning sea views" and "a relaxed, coastal lifestyle".

Meanwhile a third property, sold STC for £60,000, is "ideal for first-time buyers" and a "true coastal gem", but the threat of coastal erosion is not mentioned.

Experts say all of the bungalows are likely to collapse into the sea in coming years and the sales have sparked a fierce row.

Storms have been known to wash away 20 metres of beach overnight and Great Yarmouth Borough Council (GYBC) has already identified 30 homes in Hemsby that are in high-risk areas and will need to be demolished.

Natasha Hayes, executive director for places at GYBC, said: "It is awful for the people that are buying them.

"We do not advise people to purchase these properties. Local estate agents should have a moral duty," she said, according to the Local Democracy Reporting Service.

Ian Brennan, who has been heavily involved with the Save Hemsby Campaign, added: "Estate agents are mis-selling properties. They are not talking about the reality of the situation.

"Some of these homes may have to be knocked down. It is wrong."

But the estate agents have hit back, saying the sales offer owners a chance to make money on their properties before they lose them, and that prospective buyers will be aware of the risks involved.

Ryan Martin, head of operations at Minors & Brady, said the listings included a disclaimer that all potential buyers must visit the property before proceeding with a sale.

He added: "We're aware of the coastal erosion, it's very well documented, and for us we have to take necessary steps to protect both the buyer and the seller.

"We ensure that everyone has to view the property; that's a mandatory condition. They actually have to go and visit, understand where it's situated in relation to the sea and the current defences that are up."

He added that the properties attracted interest because of their lower market value and their potential to make an affordable holiday home for a short period of time.

He said: "It was only a month ago that we had a buyer who said: 'Life's too short, I want to commit, I respect I'm paying a price for a home that might be here for a limited period of time, but as a holiday home that works perfectly for us and with seaside views, what more could I want?'

"While there are potentially shorter time frames they could be in the property, potentially there could also be a much longer period they could be in that property, so for the right person and the right buyer, they're more than happy to proceed with the transaction."

Mr Martin also defended how the properties were marketed on their website saying they were "factually correct at the time of the sale".
